Assessor's Parcel Number
Updated 2026-07-18
Assessor's Parcel Number is a county-assigned identifier used to locate and assess property for taxation. An APN is not a legal description, proof of ownership, or guarantee that the assessed parcel is a separately buildable legal lot.
What it means
County assessors organize APNs by map book, page, and parcel or another local numbering system. Numbers can change after mapping or assessment updates.
Why it matters for land decisions
The APN is useful for joining tax, planning, and GIS records but must be reconciled with title and recorded documents.
- Confirm the current APN.
- Use the deed's legal description for title work.
People also ask
Does one APN always equal one legal parcel?
No. Assessment units and legally created parcels do not always correspond one-to-one.
Who assigns APNs in California?
The county assessor assigns and maintains APNs for property-tax administration.
